Myth vs. Reality

Most buyers overestimate what they actually need to put down. Here's what's really required across common loan types.

Available through VA loans (military/veterans) and USDA loans (eligible rural/suburban-fringe properties). No down payment required, though closing costs still apply.

Reality

3–3.5% Down

FHA loans require 3.5% down; many Conventional programs allow as little as 3% for qualifying first-time buyers. On a $350,000 home, that's roughly $10,500–$12,250.

Myth

"You need 20% down"

20% avoids monthly mortgage insurance, but it is not a requirement to buy. Most first-time buyers put down far less — the trade-off is a PMI/MIP line item until enough equity builds up.
